In a private home in the Braid Hills area of Edinburgh, Hoff Parquet designed, made, supplied and installed bespoke Versailles parquet panels, with every square and triangular element cut from smoked European oak. The 18mm, 1000 x 1000mm engineered panels were fully glued to the levelled chipboard subfloor and framed by a natural oak border in each room.

Handmade Versailles Parquet Flooring – Braid Hills Approach, Edinburgh
A Location That Deserved Something Special
Set in the leafy south of Edinburgh, Braid Hills Approach is home to some of the city's most desirable properties. With its elevated position overlooking the city skyline and the nearby Pentland Hills, this location demanded a flooring solution that could match the architectural quality and charm of its surroundings. Our client wanted a floor that would make a bold, elegant statement while feeling completely at home in a classic interior – and Versailles parquet was the perfect choice.
Designed and Handmade in Smoked Oak
For this project, we designed each Versailles panel from scratch, tailoring the proportions and pattern to the rooms and layout of the property. Every square and triangular element within the panels was individually made using smoked European oak, giving the floor a distinctive tone and texture. The smoking process naturally deepens the wood’s colour, enhancing its grain and delivering a rich, aged aesthetic that looks both sophisticated and timeless.
The result is a bespoke Versailles parquet floor that is full of character, with subtle variations in tone and texture that reflect the craftsmanship involved in every step of the process. No two panels are the same – and that’s exactly what makes this floor so special.
Precision Installation and On-Site Detailing
The subfloor was prepared using the existing chipboard base, which we levelled and readied for a full glue-down installation – a method that ensures maximum durability and acoustic performance.
To accommodate the new flooring and achieve a flawless finish, we:
- Removed all existing skirting boards, allowing the panels and border to sit perfectly flush against the wall.
- Trimmed internal doors and kitchen unit kickboards to accommodate the new floor height without compromising function or aesthetics.
- Installed a natural oak border around the perimeter of each room, creating a clean, refined frame for the Versailles panels and enhancing the sense of space.
This level of care and precision during the installation phase is key to the longevity and overall impact of the final floor.
The Final Result
The finished Versailles parquet floor completely transformed the interiors of this Braid Hills home, adding warmth, grandeur, and a deep sense of timeless style. The Braid Hills and neighbouring Morningside and Fairmilehead are known for substantial early 20th-century villas and family houses with generous reception rooms and bay windows. Many have had their original boards replaced with chipboard during earlier renovations, which can make a good base for parquet once it is screwed down firmly, flattened and primed. Large rooms also suit big formats like 1000mm Versailles panels, where the full pattern can be appreciated.
Bay windows, chimney breasts and walls that are rarely parallel are why a border matters in these houses: it frames the panels and keeps the grid centred. Questions about this project
Can parquet be glued to a chipboard subfloor?
Yes, if the chipboard is sound, screwed securely to the joists, flat and primed where the adhesive maker requires it. Loose or swollen boards must be fixed or replaced first. Here the existing chipboard was levelled and the Versailles panels fully bonded for stability and a solid feel underfoot.
Why add a border around Versailles panels?
A border frames the pattern and takes up the difference between a grid of 1000mm panels and walls that are rarely parallel. Without one, panels would be cut unevenly at the edges. A plain oak border, as used here, keeps the squares centred and gives each room a finished outline.
What happens to doors and kitchen units when a new floor is fitted?
A new floor usually raises the finished level, so internal doors and kitchen kickboards often need trimming, and thresholds may need adjusting. On this project we trimmed the doors and kickboards and removed the skirting boards so the panels and border could run to the walls.
