Medium Oak planks for two bedrooms in a period flat

For a returning client in Edinburgh, Hoff Parquet supplied and installed our Medium Oak engineered oak flooring in two bedrooms of a period flat with panelled bay windows and original fireplaces. Medium Oak is a natural grade European oak finished with special oils and a hardwax oil: a warm, honey-brown tone with lively grain, natural colour variation and knots that suits traditional joinery and painted panelling.

Medium Oak is not listed in our online shop, but the finish is available from our Morningside showroom. Contact us for samples.

The flooring

  • Product: Medium Oak, engineered European oak
  • Grade: natural – colour variation and knots
  • Size: 16 × 220 mm, lengths 1800–3000 mm
  • Finish: special oils and hardwax oil

Preparation and finishing details

Both bedrooms were prepared with plywood to give a flat, stable base over the old floorboards, with no movement or squeaks. The door frames were undercut so the planks run neatly underneath, and the doors were trimmed afterwards to close freely. Around the edges we supplied and fitted bespoke white quadrant beading to match the painted skirtings, and the planks were scribed carefully into the bay windows and around the fireplace hearths.

Oak floors for Edinburgh tenement and period flats

Edinburgh's Victorian and Edwardian flats are full of features worth keeping: panelled bay windows, original fireplaces and deep skirtings. A warm, natural grade oak in wide planks complements them, and careful scribing into bays and around hearths makes the new floor look as if it has always been there. Over old boards in flats, a plywood overlay keeps the floor flat and quiet for the neighbours below.

We have been fitting floors across Edinburgh for many years and much of our work comes from returning clients. Medium Oak and our other oiled oak finishes can be seen at our Morningside showroom, and we provide a free survey and quote for every flat, large or small.

Questions about this project

Is Medium Oak available to buy online?

Medium Oak is not listed in our online shop, but the finish is available. Contact us or visit our Morningside showroom in Edinburgh to see samples and get a quote.

Can a wood floor be fitted into a bay window and around a fireplace?

Yes. We scribe each plank to the shape of the bay and to the hearth, so the floor follows the room's original features without large gaps or filler.

Why use white quadrant beading?

Painted skirtings often look best with a white beading, which hides the expansion gap and blends into the skirting. We also make oak beading when stained or natural skirtings need a matching edge.
