90 m² of warm oak through a whole Edinburgh flat

For this period flat in south Edinburgh, Hoff Parquet supplied and installed more than 90 m² of No. 44 engineered European oak in two bedrooms, the hallway, the kitchen and the dining room. No. 44 is a natural grade oak finished in a warm colour with special oils and hardwax oil, with natural colour variation and characterful knots. In wide 210 mm planks it brings warmth and calm to rooms with panelled bay windows, original fireplaces and tall sash windows.

From loose, squeaky boards to a solid base

The existing floorboards were very loose and squeaky. Before anything else, our fitting team secured the old floor throughout so it was solid and silent. We then prepared the subfloor with 9 mm plywood sheets, giving a flat, stable base for the new planks, and trimmed the doors and door frames so the oak runs neatly underneath.

Bay windows, fireplaces and doorways

The planks were scribed carefully into the curved bay window skirtings and around the tiled and cast-iron fireplaces, so the floor follows every original feature. White quadrant beading was supplied and fitted around the rooms to finish the edges cleanly against the painted skirtings.

New oak floors over old boards in Edinburgh flats

Loose, squeaky floorboards are one of the most common problems in Edinburgh's Victorian and Edwardian flats. Laying a new floor straight over them only hides the noise for a while, so we fix the boards down first and then add a plywood overlay. The result is a flat, quiet base that keeps wide engineered planks tight, and a floor that is kinder to the neighbours below.

Running the same oak through hallway, bedrooms, kitchen and dining room makes a flat feel larger and more connected. No. 44 and our other warm oak finishes can be compared at our Morningside showroom, and we survey every flat before quoting so preparation, doors and thresholds are planned from the start.

Questions about this project

Can a new wood floor be laid over loose, squeaky floorboards?

Yes, once they are fixed. We secure the old boards to the joists to remove movement and squeaks, then lay plywood over them to create a flat, solid base for the new engineered oak.

Can the same wood floor run through the kitchen?

Yes. Engineered oak with a hardwax oil finish works well in kitchens when spills are wiped up promptly, and running one floor through the kitchen, hallway and living spaces makes a flat feel bigger.

How much flooring did this Edinburgh flat need?

Just over 90 m² of No. 44 engineered oak, covering two bedrooms, the hallway, the kitchen and the dining room.
