Old Beryllium 1 Engineered Oak Flooring in an Edinburgh Victorian Hallway
Project · Edinburgh
Hoff Parquet supplied and installed Old Beryllium 1 engineered European oak (16 × 220 mm, 1800–3000 mm lengths, plywood base) in the hallway and dining room of a Victorian home in Edinburgh, after overlaying the old floor with 6 mm plywood. We undercut the door linings, trimmed the doors, and fitted bespoke matching quadrant beading and a wood-to-tile profile.

No job too small: a warm oak floor for a Victorian hallway
For this period home in Edinburgh, Hoff Parquet supplied and installed Old Beryllium 1 engineered European oak in the hallway and a small dining room. Old Beryllium 1 is a warm, medium oak finish in natural grade, with natural colour variation and characterful knots that sit comfortably alongside the original pine doors, skirtings and staircase. It was a small job, but for us there is no such thing as a small or big job: every floor gets the same preparation and care.

The flooring
- Product: Old Beryllium 1, engineered European oak, medium warm finish
- Grade: natural – natural colour variation and some knots
- Size: 16 × 220 mm, lengths 1800–3000 mm
- Construction: oak top layer on a stable, durable plywood base
Subfloor first: 6 mm plywood, no movement or squeaks
Before any oak went down, we prepared the subfloor by laying 6 mm plywood sheets over the old boards. This gives a flat, stable base with no movement and no squeaks, which is what keeps a wide plank floor quiet for years. All the door linings and architraves were undercut so the planks slide neatly underneath, with no visible gaps or filler.

Finishing details
After the planks were installed we trimmed every door so it closes freely over the new floor. We also supplied and fitted bespoke quadrant beading and a wood-to-tile profile, both in a matching colour, so the edges and the change to the tiled kitchen floor are neat and discreet. Before leaving, we moved the furniture back and cleaned everything.

The finished floor

Wood floors for Edinburgh's Victorian homes
Many Edinburgh villas and terraced houses still have their original softwood boards under carpet or vinyl. They are usually worn, uneven and noisy, so a thin plywood overlay is the quickest way to make them flat and silent before a new engineered oak floor goes down, without raising the floor so much that doors and thresholds become a problem.
A warm, natural grade oak like Old Beryllium 1 sits well with original pine joinery, stained doors and period skirtings. Visit our Morningside showroom to compare it with other medium oak colours, or ask for a free survey: small hallway jobs get exactly the same preparation and care as whole-house projects.

Questions about this project
Do you take on small flooring jobs like a single hallway?
Yes. There is no small or big job for Hoff Parquet. A hallway or single room gets the same survey, subfloor preparation, careful installation and finishing details as a large project.
Why lay plywood over old floorboards before a new wood floor?
Old boards are often uneven and squeaky. A plywood overlay, screwed down, gives a flat, stable base with no movement, so the new engineered planks stay tight and quiet.
What happens to the doors after a new floor is fitted?
Door linings are undercut so the planks slide underneath for a neat finish, and the doors are trimmed afterwards so they open and close freely over the new floor.
