Wood Flooring in Dundee and Angus

Dundee's tenements and Broughty Ferry's villas

Much of Dundee's West End – around the Perth Road, Magdalen Green and the university – is made up of Victorian tenements built during the jute era, while Broughty Ferry and West Ferry are known for the large villas the city's merchants built along the Tay. Both make lovely homes for real wood, but they need different preparation.

In tenement flats, floors are usually pine boards over timber joists, often worn and uneven after a century of use. We secure and level the structure, add acoustic underlay and soundproofing for the neighbours below, then lay engineered wood flooring or herringbone parquet on top. In the Ferry villas, original floors are often worth keeping: we can sand and restore them, or lay solid wood flooring that can itself be sanded many times over its life.

The waterfront, new builds and Angus towns

New apartments around the waterfront regeneration and new houses on the city's edges bring screeds and underfloor heating, where engineered boards and parquet are the stable choice. In Angus – Arbroath, Carnoustie, Monifieth, Forfar and Montrose – we see family renovations and coastal homes where hard-wearing, easy-care finishes matter.

For larger projects in Dundee and Angus our own team travels from Edinburgh to survey and fit; smaller orders are delivered to your door with clear installation guidance, and samples arrive in one to two working days when you order samples online.

Recommended floors for Dundee and Angus homes

  • West End tenement flats: engineered oak or herringbone over plywood and an acoustic layer, so the floor is quiet for neighbours.
  • Broughty Ferry and West Ferry villas: solid oak boards, or a restored original floor, sanded and refinished in a natural oil.
  • Waterfront apartments and new builds: engineered planks or chevron parquet bonded to the screed over underfloor heating.
  • Coastal family homes in Carnoustie, Arbroath and Montrose: hard-wearing lacquered oak in natural or honey tones.

Areas we cover include Dundee West End, Broughty Ferry, West Ferry, Monifieth, Carnoustie, Arbroath, Forfar, Kirriemuir, Montrose, Brechin, Newport-on-Tay and Tayport.

Frequently asked questions

Do you fit wood floors in Dundee?

Yes – our own team travels from Edinburgh for larger projects in Dundee and Angus. Smaller orders are delivered with installation guidance, and we can advise your local fitter.

Can I keep the original floorboards in my Dundee tenement?

Often yes. If the boards are sound we can sand and refinish them; if they are badly worn, we overlay them with plywood and lay new engineered wood or parquet on top.

Is solid wood better than engineered for a Broughty Ferry villa?

Solid wood suits rooms over timber joists without underfloor heating and can be sanded many times. Over screed or underfloor heating, engineered wood is more stable. We advise room by room.
