Wood Flooring in West Lothian and Falkirk
Floors for West Lothian's new homes and historic towns
West Lothian and the Falkirk area sit between our Edinburgh base and Glasgow, and many of the homes here are recent: large developments around Winchburgh, Livingston, East Calder and Bathgate, plus kitchen extensions and open-plan renovations on older estates. Hoff Parquet supplies and fits engineered wood flooring, herringbone parquet and chevron parquet here for projects of every size.
For these homes, the main question is usually heat. Most new houses have wet underfloor heating – increasingly paired with an air-source heat pump that runs the floor warm for long periods. Engineered boards with a stable plywood core, fully bonded to the screed, handle this best; we keep surface temperatures within the 27°C limit and choose finishes that won't grey or crack with constant warmth.
Linlithgow, Bo'ness and the older towns
Linlithgow's conservation-area townhouses, Bo'ness villas and the stone terraces of Falkirk call for a different approach. Original floors are often pine boards over joists, sometimes with old parquet hidden under carpet. Depending on what we find, we restore it with parquet restoration, or overlay it with plywood and lay a new herringbone that suits the period of the house.
Open-plan kitchens are where we see the biggest change: one continuous herringbone or chevron running from the kitchen into the living space, scribed around islands and finished in a hard-wearing lacquer or hardwax oil.

What we usually recommend here
- Heat-pump homes: engineered oak 14–21mm thick with a plywood core, glued down, in a finish that tolerates long periods of gentle warmth.
- Open-plan kitchens and extensions: a continuous herringbone parquet or chevron parquet from kitchen to garden doors, finished in lacquer for easy cleaning.
- Period houses in Linlithgow and Bo'ness: restore what's there, or overlay the old boards and lay a pattern that suits the age of the house.
- Stairs and landings: oak stair cladding so the new floor flows up the stairs rather than stopping at a carpet.
Areas we cover include Linlithgow, Livingston, Bathgate, Broxburn, Winchburgh, East Calder, Uphall, Armadale, Whitburn, Falkirk, Larbert, Polmont, Grangemouth and Bo'ness.
Frequently asked questions
Can wood flooring go over underfloor heating with a heat pump?
Yes. Engineered wood fully bonded to the screed works very well with heat pumps, which run at lower, steadier temperatures. We keep the floor surface at or below 27°C and advise on a finish suited to constant warmth.
Is herringbone suitable for a big open-plan kitchen?
Yes – herringbone and chevron hide wear well and look great running through a kitchen and living area. We set the pattern from a centre line so it runs straight through the room and around the island.
Do you cover Falkirk and Grangemouth?
Yes, for supply and fitting, along with the rest of the Falkirk council area and West Lothian.
