From showroom visit to finished home

This project in Dalkeith, Midlothian, began with a visit to our wood flooring showroom in Morningside, Edinburgh. After comparing samples in daylight, the clients chose Sun Beam, a wide plank engineered oak with a gently brushed surface. Brushing lifts the softer grain slightly, so the oak has a natural texture underfoot and everyday marks are less noticeable.

We provided a full supply and fitting service. That covered the flooring in two bedrooms, the hallway and the top landing, new skirting boards, and bespoke oak cladding for the existing staircase, so every surface matches.

Wide plank flooring glued down over plywood

The floors were laid over a prepared plywood subfloor. We chose a glue-down installation: bonding each plank fully to the plywood gives a solid, quiet floor with no hollow sound, keeps wide boards flat and stable, and lets the floor run continuously from room to room. With a sound, level subfloor in place, the installation itself was straightforward.

Once the flooring was down, we fitted new white primed ogee skirting boards, ready for the clients' decorator to paint.

Why glue down over plywood? A fully bonded floor does not move or flex underfoot, so wide planks stay tight and silent. The plywood layer gives an even, rigid base that the adhesive grips well, and makes the floor ideal for a family home with daily foot traffic.

Cladding the existing staircase in matching oak

The staircase was the most demanding part of the job. Before any oak could be fitted, we made sure the existing timber staircase was fully secure, with no movement and no squeaks. Cladding a staircase that still flexes only hides the problem, and the noise soon returns through the new treads.

With the structure solid, we produced bespoke oak stair treads and risers, cut to fit each step and matched in colour and finish to the Sun Beam floor. They were bonded to the existing steps and held with tape while the adhesive cured. The result is a staircase that looks like solid oak and flows straight into the hallway and landing floors.

Bespoke profiles at the landing

On the visible side of the top landing, next to the banisters, the edge of the new floor needed a clean finish. We made bespoke oak profiles to cover this edge, so the landing reads as one neat piece of oak from the hallway below.

Wood flooring and stair cladding in Dalkeith and Midlothian

Dalkeith sits just south-east of Edinburgh, and many homes here and across Midlothian have timber staircases and suspended or boarded upper floors. Over time these settle and start to creak, so a new oak floor or stair cladding should always begin with the structure underneath: fixing loose boards and steps, then adding a rigid plywood layer where needed. Doing this first is what keeps a wide plank floor flat and quiet for years.

Our showroom in Morningside is a short drive from Dalkeith, so clients can compare plank widths, colours and surface finishes in person before choosing. We then visit to survey the rooms and staircase, check levels and moisture, and provide a clear quote for preparation, flooring, skirting and stairs, all carried out by our own installation team.

Questions about this project

Can an existing staircase be clad in oak to match a new floor?

Yes. If the existing timber staircase is structurally sound, we secure every step, remove any movement or squeaks, then fit bespoke oak treads and risers made to match the floor. It gives the look of a solid oak staircase without replacing the whole structure.

Why glue down engineered oak over plywood rather than float it?

Gluing each plank to a prepared plywood subfloor creates a solid, quiet floor that does not flex or sound hollow. It keeps wide planks stable, allows continuous runs between rooms, and suits stairs and landings where a floating floor would not work.

Do you fit wood flooring in Dalkeith and Midlothian?
