Wood Flooring in East Lothian and Midlothian

Local projects, a short drive from our showroom

East Lothian and Midlothian are on our doorstep, so we survey, deliver and fit here as easily as in Edinburgh itself. Recent work includes oak chevron parquet through a new-build home in East Linton, light walnut-toned wide planks in a North Berwick house, and Sun Beam wide planks with fully clad oak stairs in Dalkeith.

The two counties mix very different homes. Along the coast – North Berwick, Gullane, Dunbar, Longniddry – there are stone villas and cottages where sea air and bright light favour hard-wearing oiled or lacquered oak in lighter tones. Haddington and Musselburgh have Georgian and Victorian townhouses with timber floors to restore or overlay, and Midlothian's growing towns – Dalkeith, Bonnyrigg, Penicuik and the Shawfair development – are full of new builds with screeds and underfloor heating.

New builds: getting the screed right first

Many floors we lay in new East Lothian and Midlothian homes go over sand-cement or liquid screeds. Fitting too early is the most common cause of gaps and cupping, so we measure moisture before installation, commission the underfloor heating with the client, and prime or level where needed. Engineered planks or parquet are then fully bonded so the heat reaches the room evenly.

In older houses we often start with subfloor preparation and levelling: securing creaking boards, levelling dips and adding plywood so a herringbone or wide plank floor sits flat for decades. Matching stair cladding is a popular addition, as in our Dalkeith project.

Floors that suit East Lothian and Midlothian homes

  • Coastal villas and cottages: light natural or white-oiled oak planks, which stay fresh in bright sea light and hide sand and everyday wear.
  • Georgian and Victorian townhouses in Haddington and Musselburgh: herringbone parquet or chevron parquet over a levelled plywood base, often with a simple border.
  • New builds in Dalkeith, Bonnyrigg and Shawfair: engineered wide planks bonded to the screed over underfloor heating, with stairs clad to match.
  • Family kitchens and boot rooms: rustic or natural grades with a lacquered finish that copes with muddy paws and wellies.

Areas we cover include North Berwick, Gullane, Dunbar, Haddington, East Linton, Tranent, Prestonpans, Musselburgh, Dalkeith, Bonnyrigg, Penicuik, Loanhead, Gorebridge and Shawfair.

Frequently asked questions

How soon can you fit a floor in a new-build house in East Lothian?

Once the screed is dry enough – we test it on site – and the underfloor heating has been commissioned. On a typical sand-cement screed that can take several weeks after laying, so we often survey early and order the floor to arrive when the screed is ready.

Do you fit wood floors in coastal homes in North Berwick and Gullane?

Yes. For coastal homes we usually suggest engineered oak with a durable lacquer or hardwax oil in a lighter tone, which copes well with sand, sunlight and frequent use.

Can you clad our stairs to match the new floor?

Yes. We clad existing staircases with oak treads, risers and nosings made to match the floor, as we did in Dalkeith.
