Ground Floor – Glue-Down Installation Over UFH
The ground floor of the property was fitted with solid ash wood flooring over a professionally prepared latex screed subfloor. Given the presence of an underfloor heating system (UFH), special attention was given to moisture levels and subfloor flatness, ensuring the longevity and stability of the installation.
Using high-performance, flexible adhesive suitable for UFH environments, our team carried out a glue-down installation method, securing each plank firmly to the substrate. What made this project stand out was the deliberate 2mm gap introduced between each row of ash planks. This subtle spacing, achieved using precision spacers, was requested by the client to create a rhythmic visual detail across the expansive open-plan living space.
Our flooring fitters carefully hand-selected planks, paying close attention to colour tone and grain flow. In the most visible zones—such as entranceways, around fireplaces, and under large windows—we strategically arranged planks with minimal colour variation to maintain consistency and elegance.
First & Second Floors – Face-Screwed Installation
While the ground floor offered a clean slate, the first and second floors presented a more complex challenge due to structural constraints and subfloor composition. A traditional glue-down or floating method was not feasible. Instead, our team employed a face-screwing technique—each solid ash plank was securely fixed to the subfloor using colour-matched screws and plugs, ensuring long-term performance and eliminating movement.
Again, 2mm spacers were used between each row, mirroring the aesthetic established on the ground floor. This continuous detail helped unify the visual language of the entire home, floor by floor.
On upper levels, the plank layout required more planning due to tighter corridor spaces, door transitions, and stair interfaces. Each board was pre-measured and cut with millimetre-level accuracy, with screw positions carefully marked to maintain symmetry and avoid unnecessary distractions on the floor surface.
Material Selection and Visual Harmony
Ash is a naturally vibrant hardwood, known for its strength, pronounced grain, and colour variability. While this makes it visually dynamic, it also requires expert curation during installation to avoid jarring contrasts. Our team collaborated closely with the client and interior designer, pre-sorting the timber and grouping planks by tone before the laying process began.
By installing lighter boards in central living areas and transitioning gradually into more naturally darker tones toward less exposed areas, we achieved a fluid gradient effect that felt organic and intentional.
